Résidence Masséna is not a hotel, but a common property and a community, owned on a timeshare basis, where everyone should be able to express themselves with respect for the other owners/guests.

In order to further this purpose, during your stay at Résidence Masséna, please respect and observe the following house rules.

  1. Arrival time is Saturday at 16:00 at the earliest. Departure time is Saturday at 10 am at the latest. These times cannot and may not be deviated from. However, earlier arrivals and later departures can – at their own risk – have their luggage stored in the storage room, with access from the lobby.
  2. Apartments C, F, G, H, I, J, K, N, O and R may be occupied by a maximum of 4 people, apartment B by 2 people and apartments DE, LM, PQ and S by 6 people.
  3. Upon departure, the refrigerator must be turned off and defrosted. Bed linen, towels, tea towels, etc. are left in the apartments’ hallway. The accommodation must be be left in a tidy condition. There is a vacuum cleaner on each floor in the fire equipment room. Used tableware must be cleaned and put back in place. All waste, bottles etc. must be removed – placed in the container in the room to the left of the back door in the hall between 8:00 and 18:00. Please close the curtains in the apartments.
  4. changes to the furnishings and decorations of the apartments may only be made when all apartment owners agree. Protect the furniture. For example, do not sit on the sofas with swimwear and sunscreen. Use oilcloth for the marble table.
  5. There is an inventory list in the home. The inventory must be intact at the time of departure. Damage to furniture must be paid for by the party responsible for the damage. If glass, porcelain, cutlery, etc. are missing, this can be purchased by contacting Katrine Johnsen, who can be contacted on tel. 0033 6 31 02 36 48 (between 10.00 and 12.00) This phone number is also the EMERGENCY phone number for serious defects (24 hours a day). Alternatively, you can send an e-mail to administration@ruemassena30-nice.com If damage has occurred to equipment that is not stocked in the service cabinet, the company will make the cheapest possible supplementary purchase at the claimant’s expense. All other minor errors and defects can be reported via the “Evaluation form”, which can be found on the website under “Shareholders”/”Forms”.
  6. Swimwear etc. must not be hung to dry in windows or on balconies. There is a washing machine and dryer on the first floor that can be used on Tuesdays, Wednesdays, Thursdays and Fridays, and electric dryers/heating panels are installed in the bathrooms. Towels provided are not for beach use.
  7. Please close the windows every time you leave the apartment and always when using the air-conditioning. When air-conditioning or heating is running, it is recommended that you do not close the doors inside the apartments as the systems do not work optimally with closed doors!
  8. Avoid noisy behavior in apartments, hallways, stairs and corridors – show consideration!
  9. The office/service room in the basement of the property with computer and printer can be used freely by all owners/guests. Users are responsible for any cleanup.
  10. Pets are not allowed and must may not stay on the property’s area.
  11. There are no parking spaces at Residence Massena. Loading and unloading on Rue Massena is from 7:00 am to 10:30 am.

Please be aware of fire hazards in the property. Smoking is prohibited throughout the property. It is the responsibility of residents to become familiar with the location of fire equipment. Each floor and hall has fire extinguishing equipment behind the door labeled “Fire equipment”. See also the fire instructions here or on the company’s website.
